We do not sell your personal data for money. We collect what is needed to operate and improve the Service, and it is first-party only - we do not share it with advertising partners for cross-app tracking. You can opt out of usage analytics at any time via the "Do Not Sell or Share" link below - the app works exactly the same either way.
Account information: When you create an account, we collect your email address and a hashed password (we never store passwords in plain text). If you sign in with Apple, we receive the identifier and email (or Apple private-relay email) that Apple provides.
Profile information (optional): Your profile and one-time onboarding include optional fields you can choose to fill in: your first and last name, a phone number, company and job role, an NMLS license number if you are a mortgage professional, a short bio, and preference details such as your investing persona, experience level, goals, portfolio-size range, and how you heard about us. These are optional and used to personalize the Service and, where you opt in, to deliver alerts. A phone number, if you provide one, is used only to deliver critical rate-lock and reprice alerts you have turned on; we do not use it for advertising and never sell or share it. You can view, edit, or clear any of these fields at any time in your profile settings.
Subscription data: If you subscribe to Pro, we store your subscription status, plan type, and trial/renewal dates. Payment processing is handled entirely by Stripe; we do not store credit card numbers or payment details.
Usage & product analytics: To understand which features people use and improve the Service, we collect first-party product-analytics data: the features you interact with (for example rating a stock, adding to a watchlist, or placing a sim trade), screens viewed and time spent, how far you scroll and which sections of a score you read, session activity, your approximate location from your IP address (country and region), device type and app version, and how you found us (referral or campaign source). We do not use advertising SDKs and do not share this data with third parties for cross-app tracking. A portion of this usage data is processed for us by Google Analytics 4 acting solely as our service provider, with ad personalization and Google advertising features disabled (see Third-Party Services below); it honors the same opt-out. It is linked to your account when you are signed in, and collected anonymously before sign-up to measure how the Service is discovered.
Chat content and shared media: Market Eyes Live includes league chats and direct messages. When you send a message, a photo, or a voice note, we store that content so we can deliver it to the people you send it to. Photos are stripped of embedded location and camera metadata before upload and stored in a private, access-controlled bucket; voice recordings and message text are stored the same way. This content is linked to your account, used only to operate the messaging feature, and is never used for advertising or shared with third parties for cross-app tracking.
Crash and error reports: To keep the Service reliable we collect diagnostic reports when something goes wrong: the technical error, the app version, the screen you were on, and a short trail of recent in-app actions. On iOS this includes crash reports provided by Apple's on-device MetricKit framework. Diagnostics are first-party only, linked to your account when signed in, never used for advertising, and honor the same analytics opt-out below.
App Store install attribution: On iOS we use Apple's own AdServices framework to learn whether an install came from an Apple Search Ads campaign. This is Apple first-party attribution: it involves no third-party ad networks, no cross-app tracking, and no tracking permission prompt.
Location: We derive your approximate location (country, region and city) from your IP address, used for regional product analytics. This happens automatically and requires no permission.
Precise location (optional, off by default): We never collect precise location unless you explicitly turn it on. If you choose to share it, we ask only at the moment it is useful: mortgage rates are set state by state, so Lock Radar can show the rates that actually apply to you instead of asking you to pick your state manually. Your device will show its own permission prompt, and you can decline. If you allow it, we store a single set of coordinates on your profile to determine your state and region. We do not track your movements, we do not keep a location history, and location is never used for advertising or sold or shared with anyone. You can withdraw it at any time, which deletes the stored coordinates and returns us to the IP-based estimate. Some state privacy laws classify precise geolocation as sensitive personal information; we treat it that way, collect it only for the purpose described here, and honor the Global Privacy Control signal and any analytics opt-out you have set, meaning we will not ask at all if you have opted out.
Notifications: If you enable notifications, we store the token or subscription your device or browser issues so we can deliver alerts you asked for, such as a rating change on a stock you follow. This identifies a device, not a person, is used only to deliver notifications you opted into, and is never used for advertising. Turning notifications off in your device or browser settings stops delivery, and deleting your account removes the stored subscription.
AI API keys: If you use the BYOAI (Bring Your Own AI) feature, your API keys are stored only in your browser's sessionStorage. They are never transmitted to our servers, never logged, and are automatically deleted when you close your browser tab.
We use the following third-party services to operate the platform:
Each provider has their own privacy policy. We encourage you to review them.
Your account data is stored in Supabase's secure database infrastructure. We use row-level security (RLS) to ensure users can only access their own data. All data is transmitted over encrypted HTTPS connections.
We take reasonable measures to protect your information but cannot guarantee absolute security. In the event of a data breach, we will notify affected users promptly.
We retain your account data for as long as your account is active. If you delete your account, it is deactivated immediately and your subscription is cancelled, and your data is held for a 360-day recovery period during which you can restore the account by signing back in. If you do not restore it within that period, your personal data is then permanently erased, including your profile, messages and uploaded media, saved plans, and usage records. We may retain limited records where we are required to for legal or financial compliance purposes.

We use minimal cookies necessary for authentication and session management, plus local storage on your device to remember settings such as your privacy choices. We do not use third-party advertising cookies on the website.
Some state privacy laws (like the California Consumer Privacy Act) treat certain analytics sharing as "selling or sharing" personal information. We do not use advertising SDKs or share data with ad partners today, but you can set your preference in advance or opt out of first-party usage analytics at any time:
