The best free MBS price trackers, compared

Short answer. For the direction of the MBS market at no cost, two pages cover most needs: Mortgage News Daily posts delayed, end-of-day UMBS and Treasury prices, and Market Eyes Live shows an intraday MBS proxy with its 30-session trend, the 10-Year and a read on the rate environment. If you price loans and need live coupon quotes with instant reprice alerts, that is a paid feed: MBS Live starts at $48.95 a month, MBSQuoteline's Gold plan is $44.95 a month, and MBS Highway is $199.95 a month. TradingView's free plan can chart the MBB fund, a common proxy, with three price alerts.

We make Market Eyes Live, one of the six. We describe its limits as plainly as everyone else's, and every fact below comes from each vendor's own site on September 28, 2026.

The six tools, one by one

1. Market Eyes Live: a free intraday read with context

What is free. The MBS page shows the price of the iShares MBS ETF (MBB), used as a UMBS proxy, through the trading day, with its move since the last session, its 25 and 50-day averages, a 30-session line and a plain-English read of whether rates are trending higher, lower or holding. The 10-Year Treasury and the rate-moving calendar sit next to it. Lock Radar's lock alerts are part of Pro, free for 30 days and then $9.99 a month, and a free widget puts the same read on your own website.

Where it falls short. It is a fund proxy, not a coupon quote, so it shows direction rather than the exact price of the coupon on your rate sheet. It is also new: its iPhone app has 6 App Store ratings so far.

2. Mortgage News Daily: free end-of-day prices

What is free. Its MBS page lists UMBS 30-year 5.5, 6.0 and 6.5 coupons and the 2, 5, 7, 10 and 30-year Treasuries, next to daily market commentary, and it has a free iPhone app.

Where it falls short. The page says so itself: its MBS prices are delayed and updated manually with end-of-day prices. Live pricing is its sister product, MBS Live.

3. TradingView: chart the proxy yourself

What is free. The Basic plan gives 1 chart per tab, 2 indicators per chart and 3 active price alerts, which is enough to chart MBB against its moving averages. Its iPhone app is rated 4.8 from about 414,000 ratings.

Where it falls short. It charts a fund, not coupons, and leaves the reading to you: there is no mortgage context or lock read.

4. MBS Live: live pricing and reprice alerts

What it costs. Lite is $48.95 a month ($489.50 a year), Standard $68.95 ($689.50) and MBS Live+ $128.95 ($1,289.50), with a 14-day free trial. Alerts cover lender reprice risk by mobile app or email, with desktop notifications for Windows. Its iPhone app is rated 4.9 from 50 ratings.

Where it falls short. Only in price: after the trial it is a paid tool, built for people who price loans during the day.

5. MBSQuoteline: live pricing and alerts by plan

What it costs. A 14-day free trial with live MBS pricing and alerts. Plans build on each other: Silver adds real-time market updates and alerts by email and text, and Gold, listed at $44.95 a month, adds the website with streaming MBS and Treasury prices. It runs in the browser with a mobile-optimized site.

Where it falls short. Only the Gold price is published on its site; ask for the others.

6. MBS Highway: lock guidance with frequent alerts

What it costs. $199.95 a month or $1,999.95 a year, with a free trial. The plan includes lock alerts and re-pricing updates by text four times a day.

Where it falls short. It is the highest-priced option here, and it is not a free quote screen.

Institutional desks use terminals such as the Bloomberg Terminal, which Bloomberg prices on request. That is a different category from the tools above.

Free or paid: what you actually give up

  • Timing. Free sources are end-of-day or a fund proxy that trades through the session. Paid feeds stream live coupon prices.
  • Precision. A proxy shows the direction of the whole MBS market. A paid feed shows the exact price of each UMBS and GNMA coupon.
  • Alerts. Paid feeds sell reprice alerts as the core product. The free option is TradingView's three price alerts; Market Eyes Live's lock alerts are in Pro, which starts with a 30-day free trial.

For a borrower deciding whether to lock, direction is usually what matters. For a loan officer pricing loans all day, live coupon quotes are worth paying for.

The iShares MBS ETF (MBB) is a fund that holds agency mortgage-backed securities, so its price moves with UMBS prices through the trading day. It shows the direction of the MBS market well, but it is not the price of a specific coupon on a lender's rate sheet.
